JMK’s vision was to transform the iconic Telephone House into a contemporary hotel destination. BME led the full electrical install within a complex retrofit — managing tight site logistics, overlapping trades, and a demanding programme to deliver a world-class 290-room facility.

Challenges

The city-centre location and the nature of retrofitting an existing iconic structure presented considerable challenges:

  • Severely restricted site access due to its central Dublin location, impacting logistics and material delivery.
  • High demands for coordination between multiple trades working within confined spaces.
  • Stringent and ambitious timelines for project handover, requiring efficient and precise execution.
  • Complex Mechanical & Electrical (M&E) integration due to the constraints and unique characteristics of the existing building structure.

Solutions we brought to the project

BME responded with a proactive, hands-on approach, emphasising on-site collaboration and precision in service installation. Their solutions included:  

  • Active participation in regular consultant coordination meetings to ensure alignment and proactively address integration challenges.  
  • Meticulous planning of M&E service runs with a keen focus on clash avoidance, crucial in a complex retrofit environment.
  • Providing agile in-situ problem-solving to address unforeseen issues promptly, preventing delays and keeping the project on track.  
  • Aligning closely with the main contractor’s (Stewart) programme needs, demonstrating flexibility and a commitment to shared project goals.  
  • Leveraging their experience in hotel developments to streamline installations and ensure all systems met the specific needs of a modern hotel.  

Progress

Despite the significant spatial and scheduling limitations inherent in this city-centre retrofit, BME delivered a snag-free electrical installation. Their commitment to quality and efficient execution played a vital role in enabling JMK to open the Telephone House Hotel on time and to the specified high standards, with an expected completion in March 2026.
